Pantheon does not offer investment advice and Pantheon activities are not regulated by the UK FSA (Financial Services Authority) or equivalent regulatory body within an alternative jurisdiction. Pantheon has procured independent confirmation from suitably qualified professionals and legal practitioners that neither the products or services offered by Pantheon require authorisation or regulation by the Financial Services Authority. This ensures that the company continuosly operates in a compliant manner with regards to activities as identified in the Regulated Activities Order which are regulated under FSMA (Financial Services and Markets Act 2000).
At its discretion, Pantheon commits to make available on request to any interested party all such due diligence materials relating to the regulatory standing of both individual investment projects offered by the company, and the processes of the firm itself.
Investments in general can go down as well as up and past performance is not necessarily a guide to future performance nor will it necessarily be repeated. This also applies to the tangible property products offered on sale by Pantheon. Pantheon offers no warranty, guarantees, resale value, or planning advice on any products sold.
By submitting a completed plot reservation form you are instructing us to send you commercial information. Any information you have provided us with will be stored and kept in safe keeping by us in accordance with existing legislation. You may at any time request that any data on you be deleted from our systems and files by contacting us at our company address. All the above conforms to relevant UK data protection legislation. We will not disclose to any third party any personal data without your express authority to do so. You agree that we may receive and retain documentary proof required by the Money Laundering Regulations 2007 and can disclose it to any Government authority that is legally entitled to request it. We may occasionally use your contact details to inform you of property updates, client seminars, and the like. By accepting these terms you consent to our sending you such information. If you do not wish to receive such information, please advise us, by writing to the Data Protection Officer at our address.
We are required by law to operate procedures pursuant to the Money Laundering Regulations 2007, which may include requesting that you provide us with documentary proof of identity, proof of address and/or proof of funding in relation to a particular transaction or instruction. You agree to comply with any such requests promptly.
The alternative investment opportunities – in reference to tangible property assets (the freehold, leashold or beneficial ownership of)- as offered by the company are not designated investment types. Therefore the company is not deemed to be undertaking the function of bringing about or arranging deals in investments.
The alternative investment products that are offered by Pantheon fall outside of the 'investment types' that are referred to as in the Regulated Activities Order. As the property investments entered into are not deemed to be designated investments within this Act, then the activity is not considered to be captured. Therefore Pantheon is not considered to be providing advice to any client (for the purposes of the Act) where it is identified that the investment is not a designated investment type as defined by the Regulated Activities Order.
The alternative investment opportunities offered by the company are not considered to be collective investment schemes, in part because there is no pooling of funds which are then collectively invested in underlying assets and the activities of the firm are therefore are not considered to be a designated investment type as per the Regulated Activities Order Part III Article 81.
Pantheon has sought, and will continue to seek and keep on file qualified legal opinion as to the nature and structure of the alternative investment projects promoted by the company with regard to the FSMA 2000, and has committed to make this information available to both Clients and any other interested party on request.
Any potential client of Pantheon who may be unsure if any investment project offered by the company is suitable for their own personal circumstances are encouraged to seek independent financial advice from a regulated and authorised financial advisor who can conduct a complete review of the client's financial position to better understand the clients requirements and will offer advice accordingly.
Potential investors should remain aware that the investment projects offered by Pantheon involve the direct acquisition of tangible property assets, in much the same way as residential or commercial property investments, and as such regulatory compensation schemes such as the Financial Services Compensation Scheme (FSCS) or Financial Ombudsman Service (FOS) may not be available.
